Build with Doorway.

Doorway is Hopewell's national housing platform. We build with the province's best construction partners, using faster methods that cost less, and our capital goes in first.

Built through the cycle

Doorway is the housing platform of Hopewell, founded in Calgary in 1990 and built through three downturns since. We bring homes to market faster and at a cost that holds, by building with the province's best construction partners and the methods they are proving now: made with precision off site, finished quickly on site, repeated across the country. Our capital goes in first, and we publish what a door costs.

Our thesis

Affordable homes take innovation in three places at once.

Programs that move only one of them stall on the other two. We work all three together, on every project, so a door that pencils on paper gets built and stays affordable once people live in it.

Our edge, in full
  • FinancingThe capital stack that lets an affordable door pencil: public programs where they fit, our own capital first in, and an operating model that keeps the monthly payment down.
  • ConstructionHomes made with precision off site and finished quickly on site, with the provincial partners who already build this way, at volume and repeatably.
  • RegulationThe rules that make the first two slow: zoning, permitting and code interpretation. We work with the cities and the labs that test better ones.

Private capital takes the construction and lease-up risk. The public keeps the land, the affordability covenant and the numbers.
