Homes at national scale

You set the affordability and the outcomes. We aggregate the demand and integrate the construction partners already building in each region, so one programme delivers across the country without standing up a new builder in every market. No single firm carries this alone, and we are built to be the party that makes the whole of it accountable.

Private capital in first

In a conventional deal the public carries the cost overrun and the empty units until they lease. We invert that. Sponsor equity sits first-loss, ahead of every public dollar, and carries the construction and lease-up risk. Public programs slot in where they add the most and are never leaned on alone, so the same public commitment delivers more homes.

The public keeps the land and the covenant

Ground-lease structures keep land value and the affordability covenant with the community for the long term. The homes stay affordable well beyond the build, and the land stays public. The structure reads cleanly in a briefing note and holds up in front of a committee.

A published cost per door

Every project reports what it cost, dated and sourced, alongside the months from approval to occupancy and the doors delivered by province and by partner. The programme can defend every dollar, because the numbers are on the record, not in a deck.

Private capital takes the construction and lease-up risk. The public keeps the land, the affordability covenant and the numbers.
